Lanzarote and Fuerteventura Property for Sale/Lanzarote Real Estate

Lanzarote property is a little more expensive than Tenerife property. One of the key reasons for this is that 90 percent of land on Lanzarote is protected, restricing considerably new build developments (the legacy of Manrique lives on!). This can work the other way too, making investing in an existing Lanzarote property an excellent long-term investment.

There's plenty of Lanzarote property choice, particularly around the three main resort areas of Puerto del Carmen, Costa Teguise and especially Playa Blanca! Other booming areas include suburbs around these three main resorts such as Matagorda and Los Pocillos, Playa Honda near Arrecife and luxury Puerto Calero with its rather posh harbour. Canary Islands Property for Sale - Buying a Property Abroad

Numerous real estate companies and real estate agents exist on the main Canary Islands of Tenerife, Gran Canaria, Fuerteventura and Lanzarote. Many are family run and located with specific areas, for example booming Los Gigantes on the South West Coast of Tenerife. Canary Islands real estate agents and estate agents can offer advice and guidance throughout the process, including Spanish mortgage tips, extra tax fee advice (10 percent of the property price is due in tax from the purchaser!) and hints on where to look in Tenerife and elsewhere.

Due to demand for property on the Canaries, mortgages are now easily available to non residents from Spanish banks such as La Caix and Banco Santander, and you can easily be assured 60 percent of the valuation property price. If you provide all the necessary financial information you can receive mortgage confirmation fairly quickly, in around 10 to 15 days! It's well worth looking to obtain local Spanish mortgages as these are extremely good value with low rates of interest around 4 percent variable and 5 percent fixed. The only downside is that you can't get a Spanish mortgage for the full property price - you'll need to provide the remaining 40 percent yourself. It's well worth shopping around the Spanish/Canarian banks for the best deals and real estate agents on the Canaries can help you with this.

Property type choice in the Canary Islands ranges from 1 bedroom apartments and studios to palacial villas with pools. Numerous new develpment complexes are still springing up on the Canary Islands, particularly on Fuerteventura, Tenerife and to a lesser extent Lanzarote.

Buying a Property on the Canary Islands - The Process

Buying a property abroad on the Canary Islands is actually quite an easy process these days, with numerous Canaries Real Estate Agents located in the main resort and property booming areas ready and waiting to help (usually with both Spanish and English speaking staff), Spanish banks offer excellent mortgage deals with rates of interest as low as 4 percent. The only downside is that you can only get mortgages for around 60 percent of the property value, so you'll need to stump up the rest yourself. Holding deposits are usually around 3000 to 6000 euros and you're looking at 30 days holding.

During the 30 days you'll be organising to contract for 10 percent of the property value price as well as the holding deposit. Lawyers acting on your behalf (not a legal requirement to use lawyers in Spain, although always a good idea) will draw up the contract to purchase and you're hooked in then to obligation to buy (you'll lose your deposit if you pull out after this point). With the money and documentation in place all that left then is what's callend Notary where a local judge signs the deeds over to you and/or the bank if you're taking out a mortgage. Power of Attorney is possible if you can't get over to sign yourself. NIE numbers (essentially Spanish tax code numbers) are needed prior to the Notary stage and the majority of Canary Islands real estate agents will arrange this for you. It's all as simple as that!
